What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement service, an appraiser measures the home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total area and the general layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a floorplan service?

Disputing real estate taxes

Property tax records often reflect inaccurate area of a property because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more square footage than you own! Unless a certified appraiser has recently executed an evaluation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting a property up for sale

A home measurement service will secure a fair price for your home. Area is one of the most important elements potential buyers examine when purchasing a home — but since these values are often approximated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the home as well as the number of interested buyers. The only dependable method of using a precise GLA when listing your home or property is to refer to a previous appraisal or measurement service executed by a certified appraiser (after any updating that might have affected square footage).

For agents

To make certain that your client's property closes at a price that correctly reflects market value, we recommend requesting a measurement of the property. Clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool for enticing potential buyers because they can review the layout and details of the property before and after a walkthrough.
